Who we are

What a check is

A check shows the code-enforcement cases the City of Orlando, Miami-Dade County and the City of Tampa publish for an address, as published, pulled once a day, with a link to verify each case at the source. It is research to help you decide what to ask before closing.

It is not a municipal lien search, a title search or legal advice. Before you close on a property, get a municipal lien search from the city or county, or from your title or closing agent.

How far you can rely on it

The records are as complete and as current as the city or county publishes them. A source can be late, incomplete or wrong, an address can be written differently from how you typed it, and fines not yet recorded, utility liens, special assessments and open permits are not in this check. The check is provided as is, without a guarantee that it is complete or error-free.

To the extent the law allows, we are not liable for losses that come from relying on a check. Nothing here limits liability that Dutch law does not allow us to limit, such as for intent or gross negligence.

Fair use

Check as many properties as you need for your own work. Automated bulk collection of the site is not allowed and is rate limited. For volume or software access, request API access.

Changes and law

We may update these terms; the date at the top shows the current version. Dutch law applies, unless the law of your country gives you stronger protection as a consumer.
