# CodeLien > Check a Florida property for open code violations and code liens before you close. Official city and county records, normalised and answered per address in seconds. ## What CodeLien is CodeLien reads the code-enforcement records Florida cities and counties publish, maps each source's own status codes to four plain statuses (lien, escalated, open, closed), and keeps the status history the sources overwrite. A check returns every case filed under a street address, with violation, dates and, where the county publishes it, the recorded lien book and page. ## Who it is for - **Primary**: people about to buy a Florida property (investors, first-time buyers) and the agents and attorneys working for them. - **Secondary**: title and escrow agents who need a fast first look before ordering a full municipal lien search; software and AI agents doing property due diligence. ## Key facts - **Coverage (November 2026)**: City of Orlando (about 209,000 cases with a street address), unincorporated Miami-Dade County (about 162,000) and the City of Tampa (about 441,000 cases since 1990 at about 72,000 addresses). About 4,900 Orlando and Miami-Dade addresses have a case in lien status. The City of Tampa publishes cases but no lien status, so a Tampa check cannot rule out a lien. Other cities in those counties run their own code enforcement and are not covered yet. - **Freshness**: every source is pulled daily. Orlando publishes daily and Tampa's case portal is current to the day; Miami-Dade publishes less often. - **Which authority covers an address**: include the city or ZIP code in the search and the check says which authority enforces codes there, from the county's or city's own boundary map. A Miami Beach or Winter Park address is answered "not covered yet", never "no cases". - **What a check covers**: code-enforcement cases and, where the source publishes them, code liens. Utility balances, special assessments and open permits are not code cases and are not included. - **Price**: the address check on the website is free during beta. - **API**: not public yet. Keys will be paid per check from the first call, bought in one step.
